Construction is underway, with a full opening expected by 2029. The rollout will happen in phases, so parts of it may go live earlier.

One major highlight? Naïa will host the Middle East’s first Cheval Blanc Maison — LVMH’s ultra-lux hotel brand known for turning spaces into design-led, artful escapes. With locations in Paris, St-Tropez, and the Seychelles, this marks its regional debut. Expect 30 suites and 40 private villas, all with private pools, skyline views, and signature made-to-measure luxury.
Private Beaches for Days
Residences and estate plots will each have their own beach access—no sharing. And since the island is completely low-rise, views of the sea and city are guaranteed from pretty much everywhere.

Luxury, But Make It Chill
Naïa leans into green space and coastal flow. It’s being built with landscaped corridors, open gardens, and minimal clutter. There’ll still be restaurants, wellness areas, and a private marina—but the vibe is intentionally relaxed, not resort-chaotic.
